The Deposit Capital courtesy deposit product is very simple. We arrange deposits to be made at acceptable financial institutions worldwide. The deposits we arrange cannot be encumbered, pledged, put in jeopardy, used to collateralize your loan, or used to guarantee any loan. Your lender does not have the right of offset against our deposits. No funds can or will be deposited into your bank account. Only your Banker will have access to the funds used to purchase the Certificates of Deposit at the bank. The deposits we arrange may motivate your banker or the loan committee to look more favorably at your loan package. How many “Loan Applications” bring cash to the bank? In this highly competitive banking era, your loan package will stand out in front of any banker or loan committee with our product attached to it.
We do not look at the particulars of your loan package. We do not run credit checks or evaluate your project. Your funding request or project has no bearing on our capability to execute the delivery of our product. We are ONLY concerned that our simple requirements are met so that we can successfully arrange the deposits to be made at the financial institution which you request.
Whether or not the deposits we arrange into your financial institution of choice accomplish your desired results is NOT the responsibility of Deposit Capital, its affiliates or its agents. Deposit Capital will never get involved with your banking transactions. Your banking transactions are between you and your banker.
The deposits we arrange on your behalf must never be at risk. Acceptable institutions will carry appropriate insurance to cover all deposits under our program. FDIC insurance in the USA guarantees each deposit that we make is guaranteed to be repaid. We will verify this issue at length with the financial institution you request.
The deposits we arrange cannot be encumbered, pledged, put in jeopardy, used to collateralize your loan, or used to guarantee any loan. Any misrepresentation of these terms to any involved party could increase your transfer expenses or make the transaction not viable. All required fees are paid into a Deposit Capital trust account prior to any movement of deposits into your requested bank. Once you complete our application document and we receive your funds in our trust account we will process the transaction and arrange for the Courtesy Deposit within 10 business days. Once the Courtesy Deposit has been ordered you cannot cancel the transaction. Provided our terms have been adhered to, your fee is refundable in the event we cannot confirm the Courtesy Deposit in your bank within 10 business days.
We Find The Lender For Your Project – (formerly our 95% program)
Our We Find The Lender For Your Project program is very simple. We prepare or upgrade and repackage your funding proposal to include our Courtesy Deposit product. We then identify several banks to submit your revised project funding proposal to. Next we arrange for a small CD to be purchased at selected banks to serve as an example courtesy deposit. When the banker reviews your financing package he/she will see that we have already demonstrated our program by purchasing an example Courtesy Deposit at their bank. Additionally we identify other lenders we have worked with in the past or have participated in similar projects like yours and would like our courtesy deposits. Once a lender(s) has expressed significant interest, you will be put in contact and we continue until an acceptable offer is made.
Example Scenario:
Your proposed loan package is for $5,000,000 USD.
You submit a brief summary to Deposit Capital and are approved into the program. An Agreement is generated and signed. Your $25k refundable fee is paid and we begin.
First we receive your complete project package (or we help complete it) and upgrade and revise it to include our Courtesy Deposit product. When reviewing your revised loan package we submit to select lenders, the banker will read the following:
“If this project is approved we (the borrower) will arrange to have $5,000,000 USD (or whatever amount you are asking to borrow) Certificates of Deposits purchased at your bank. As a courtesy to you and for your understanding and review, we have already made a small $1,000 CD “Courtesy Deposit” at your institution. The Safe Keeping Receipt is _________________________ and the CD was purchased on ______________. This small Courtesy Deposit example is a demonstration of this special component of this loan package.”
We identify the interested bank(s) and then your dealings are between yourself and the new banker. The cost to participate in our We Find the Lending Bank For Your Project program is $25,000, and is refundable if you do not receive any acceptable funding offers. Your fees for the courtesy deposits are reduced to 3% as well. If the first lenders we identify deny your borrowing request we will prepare and submit documents packages to additional banks at no additional cost.
